We pull all permits ourselves
Our CSL number goes on every permit. We accept full responsibility for code compliance, schedule inspections, and coordinate with your town’s building department. You never visit City Hall. If a contractor asks YOU to pull the permit, that’s a contractor trying to avoid accountability.
One-third deposit — per MA law
We follow MGL Chapter 142A. Deposit is one-third of contract price, maximum. Payment schedule is tied to project milestones, not calendar dates. Final payment happens after your walkthrough, not before. Your money is your leverage — we respect that.
No surprises without your approval
When we find hidden conditions during demo — and in older MA homes, we often do — we stop, document with photos, explain the issue and cost implications, and wait for your written approval before proceeding. We never do additional work without your authorization. Never.
Lead-safe practices on every pre-1978 home
We’re EPA RRP certified and we follow lead-safe protocols on every pre-1978 project without exception. This adds cost — $1,500-$4,000 depending on scope — but it protects your family’s health and keeps us both on the right side of federal law.

Do you offer warranties?
Our workmanship is backed by our commitment to quality and our reputation in the community. Product warranties (cabinets, countertops, fixtures, appliances) are manufacturer warranties that we help register and activate.
