The Massachusetts law that protects every payment you make

Financing isn’t just where the money comes from — it’s how it leaves your hands. Massachusetts General Laws Chapter 142A, the Home Improvement Contractor law, is one of the strongest homeowner-protection laws in the country. We’re registered under it (HIC #214808), it binds us in your favor, and it protects you with any contractor. Here’s what it guarantees:

Three days to change your mindAfter signing at your home, Massachusetts gives you a three-day right to cancel. Good contractors don’t fear a 72-hour window; pressure salesmen do.
Real penalties and a safety netViolations count as unfair practices under Chapter 93A, with possible triple damages — and hiring a registered HIC contractor gives you access to the state’s Guaranty Fund as a last resort. Unregistered contractors offer you neither.

The 0% program most homeowners miss

The Mass Save HEAT Loan: zero-interest money for the right projects

Massachusetts homeowners have a state-backed option most of the country doesn’t: the Mass Save HEAT Loan offers 0% interest financing up to $25,000, with terms up to 7 years, for qualifying energy-efficiency improvements. The $25,000 is a lifetime maximum per home, the loans run through participating banks and credit unions subject to their approval, and the program applies to owner-occupied one-to-four family homes.

What qualifies? The improvements Mass Save recommends after an assessment — heat pumps and heat-pump water heaters, insulation and air sealing, certain ENERGY STAR replacement windows (paired with recommended weatherization), and smart thermostats. Rebates can stack with it: the rebate lowers the bill first, and the HEAT Loan can finance the rest at zero interest.

Here’s where it connects to your remodel: if your project touches heating, cooling, hot water, insulation, or windows — a basement build-out that needs a mini-split, an all-electric ADU, a drafty-window replacement folded into a bigger renovation — part of your project may qualify for the cheapest money in the state. Do you offer financing directly?

No. We are a licensed remodeling contractor, not a lender, and we do not sell or broker loans. That is actually good for you: we have no financing product to push, so our only job is giving you an honest written estimate and pointing you toward the options Massachusetts homeowners really use. You choose the money; we build the project around it.

How much of a deposit can a contractor legally ask for in Massachusetts?

By law, no more than one third of the total contract price, or the actual cost of special-order materials if that is greater. That is Massachusetts General Laws Chapter 142A, the Home Improvement Contractor law, and it applies to registered contractors like us. If anyone asks you for half or more up front on a typical remodel, that is a warning sign, not a payment plan.

The assessment produces the recommendations that qualify, you receive an authorization form, and then you apply with a participating lender. We are happy to flag at the estimate which parts of your project might qualify so you can bring a clear list to the assessment.

What is the best way to pay for a kitchen, bathroom, or addition?

It depends on the size. Smaller updates and punch lists are usually cash, check, or card. Mid-size projects without home equity often fit an unsecured home improvement or personal loan, and Massachusetts credit unions are worth checking for competitive rates. For larger projects like full kitchens, additions, and ADUs, a home equity loan or HELOC usually offers the lowest cost if you have equity. Can I phase my project to spread out the cost?

Often, yes. Many projects break naturally into stages — the bathroom this year, the kitchen next, or the addition shell now and interior finishes later. We will help you order the phases so each stage stands on its own, delivers value immediately, and does not force rework later. Phasing is real financing too; it just does not charge interest.
