The Hardest-Working Coat in Your House
Your exterior paint job has the hardest job in your house. UV radiation 12 hours a day in summer, 32″ of snow load in winter, freeze-thaw cycles 80+ days a year, road salt mist, wind-driven rain, and pollen films. Indoor paint sees a kid bouncing a ball. Exterior paint sees every assault nature throws at it.
The good news: properly applied premium exterior paint genuinely lasts 10+ years on most surfaces. The bad news: most exterior paint jobs don’t last 5 because the prep work was rushed. Power washing skipped, peeling paint scraped lazily, bare wood not primed, caulking gaps ignored. Three years later: the paint is failing exactly where the prep was skipped.
At JM All-Pro Services, we paint exteriors the way they should be painted in New England: aggressive prep first, premium paint second. Sherwin-Williams Emerald and Benjamin Moore Aura Exterior products. Two-coat coverage. EPA RRP lead-safe certified for pre-1978 homes.
Siding Types We Paint
Different siding materials need different paint approaches. The most common MA exterior surfaces:
Wood Clapboard
Traditional New England horizontal wood lap siding. Cedar or pine. Needs proper scraping and priming where paint has failed.
Wood Shingles / Shake
Cedar shake or shingle siding. Often left to weather naturally to silver-gray, or stained/painted. Solid or semi-transparent stains common.
Vinyl Siding
Yes — vinyl siding can be painted with proper bonding primer and vinyl-rated topcoat. Major refresh for homes with faded or dated vinyl colors.
Brick & Stone
Painting brick is permanent — once painted, must be maintained. Best for already-painted brick refresh, or strategically painting trim and brick separately.
Stucco
Less common in MA but found on accent walls and some southern-style homes. Requires masonry-rated breathable paint that allows moisture to escape.
Fiber Cement (HardiePlank)
Long-lasting fiber cement siding (James Hardie, Allura). Often pre-primed from factory. Paints beautifully and holds color much longer than wood.
Prep Work — 70% of the Project, 100% of the Quality
Exterior paint failure is almost always traceable to skipped prep. The actual painting is the easy part — these prep steps are what decide whether you repaint in 4 years or 12:
Power Washing
Pressure-wash entire exterior. Removes dirt, mildew, chalking, loose paint. Allow 48 hours full dry before painting.
Scrape Failed Paint
Hand-scrape all flaking, blistered, peeling paint. EPA RRP lead-safe practices for pre-1978 homes.
Sand Edges
Feather sanded edges where paint was scraped. Prevents visible ridges showing through new paint.
Caulk Joints
Recaulk all trim joints, window casings, door frames, mitered corners. Stops water intrusion + improves appearance.
Spot Prime Bare Wood
Stain-blocking primer on bare wood spots. Sealing wood prevents tannin bleed-through.
Rotted Wood Repair
Identify and replace small rot spots before painting. Painting over rot just hides it for 1-2 years.
Mask & Cover
Cover landscaping, windows, walkways, AC units, deck surfaces. Tape glass edges. Drop cloths everywhere.
Weather Check
No paint within 24hr of rain. No paint below 50°F or above 90°F. Wind-screen for high days.

What Affects Exterior Paint Cost
Exterior paint cost depends on these factors. House size and prep are biggest:
Square Footage
Total painted area. Larger homes scale linearly. Multi-story adds scaffolding time.
House Height
Single-story easy access. Two-story standard. 3-story or steep roofs need scaffolding/ladders.
Prep Severity
Light prep (intact paint) cheapest. Major scraping, lead-safe practices, rot repair add significantly.
Siding Type
Clapboard straightforward. Shake/shingle slower. Brick or stucco needs specialized paint.
Number of Colors
Body color only cheapest. Body + trim + accent (3 colors) standard. More colors = more days.
Paint Grade
SuperPaint mid-tier. Duration premium. Emerald top-tier. 10-year vs 25-year warranty.
Lead-Safe RRP Work
Pre-1978 homes need EPA RRP certified containment, cleanup, disposal. Significant labor adder.
Rotted Wood Replacement
Carpentry to replace rotted siding, fascia, trim before painting. Common on older MA homes.

Exterior Painting FAQs
How much does exterior painting cost in MA?
Cost depends on house size, height (single vs two-story), siding type, prep severity, lead-safe RRP requirements, number of colors, and paint grade. A small ranch with intact paint costs much less than a large two-story Victorian needing major scraping. Pre-1978 homes with lead-safe requirements add significant cost. Premium 25-year paints (Sherwin-Williams Emerald, Benjamin Moore Aura) cost more upfront but last 2-3x longer than mid-tier paints. Written estimates after on-site walk.
When is the best time to paint my exterior in MA?
May through September is the peak window. April and October are weather-dependent — can work in good conditions but risk delays. November through March is generally not recommended for full-scale exterior painting. Paint needs temperatures above 50°F (some premium paints down to 35°F), no rain within 24 hours, and humidity below 70%. Book exterior projects by February-March to secure summer slots — calendar fills fast.
How long does exterior painting take?
Small single-story home: 4-5 days. Standard 2-story colonial: 7-10 days. Larger homes with extensive trim: 10-15 days. Major prep work (heavy scraping, lead-safe RRP, rot repair) adds days. Weather delays are common — we schedule conservatively for 1-2 weather days per project. Speed-painting a job is the #1 cause of premature failure.
How long will the paint last?
With premium paint (Sherwin-Williams Emerald, Benjamin Moore Aura) and proper prep, 10-15 years is realistic on most surfaces. Mid-tier paints last 7-10 years. South and west-facing walls fade faster (more UV). Trim and accents usually need touch-ups sooner than body. Skipping prep cuts these timelines roughly in half — that’s the unspoken cost of cheap paint jobs.
Do you handle lead paint properly?
Yes. JM All-Pro Services follows EPA RRP (Renovation, Repair, and Painting) certified practices for any pre-1978 home. This includes containment of work area, plastic sheeting and tarps, HEPA-filtered vacuums, proper waste disposal, and use of lead-safe scraping practices. Massachusetts also has additional 105 CMR 460.000 requirements for lead-safe work. Required by federal law, and the right thing to do for your family’s safety.
Can I paint vinyl siding?
Yes, with proper technique. Vinyl needs (1) thorough cleaning, (2) special vinyl-bonding primer, and (3) vinyl-safe topcoat (lighter colors only — dark colors absorb heat and warp vinyl). Vinyl repainting transforms tired homes at much lower cost than replacement. Lasts 5-7 years. We assess if your specific vinyl is paintable during the estimate.
Should I paint or replace my brick?
Painting brick is permanent — once painted, brick must be maintained as painted forever (you can’t easily go back to natural brick). For solid bricks in good condition, we usually recommend leaving them natural and instead refreshing trim, doors, and contrasting elements. For brick that’s already painted, repainting is the right call. For unattractive brick (orange/red 70s ranches), painting can transform curb appeal completely.
What about wood rot?
We identify and replace rotted wood before painting. Common rot spots: window casings, fascia boards, lower trim where deck/porch meets siding, and below downspouts. Replacing rotted wood and painting over it is 1/10 the cost of painting, discovering rot, and having to come back to fix it. We carry replacement lumber on each job.
How many colors can I use?
Most exterior color schemes use 3 colors: body color (siding), trim color (windows, doors, fascia), and accent color (front door, shutters). Some traditional New England homes add a 4th color for shutters. Beyond 4 colors usually feels busy. We can guide selection based on architectural style — Victorians can handle more colors than mid-century ranches.
